Stamp Duty and Registration Charges in Tamil Nadu (2026 Rates)

In Tamil Nadu, stamp duty on the sale of immovable property is generally 7% of the property's market value (or the transaction value, whichever is higher, as assessed by the sub-registrar), with an additional 1% registration fee, bringing the combined cost to roughly 8% for a standard conveyance. Different rates apply to gift deeds, release deeds, settlement deeds, and partition deeds among family members, which are typically charged at concessional rates rather than the full conveyance rate — a distinction that leads to significant savings when the correct instrument is used, and significant overpayment when it isn't.

The "market value" for stamp duty purposes is not simply the sale price stated in the deed — it is assessed against the Guideline Value published by the state government for that specific area and property type, and duty is charged on whichever is higher. Buyers and sellers sometimes structure a sale price below the guideline value assuming that lowers the duty payable, only to find the sub-registrar assesses duty on the (higher) guideline value regardless.

A frequent and costly error is choosing the wrong deed category for a family property transfer — for instance, using a standard sale deed for what is actually a transfer between family members, paying full conveyance-rate duty when a settlement or release deed at a concessional rate would have been legally correct and dramatically cheaper. This is worth getting reviewed before, not after, the deed is registered, since correcting it afterward is far more difficult than structuring it correctly from the start.
